Provided that the above mortgage / charge on FIRST CHARGE BASIS in favour of SBI shall rank pari-passu with, the mortgages and / or charges already created or to be created by the Company to secure the term loans sanctioned / to be sanctioned by IDBI / IFCI Ltd (IFCI) / SBI and the mortgage on SECOND CHARGE BASIS on other immovable properties of the Company in favour of SBI shall rank with the charges created to be created on pari-passu basis in favour of the Bankers for working capital facilities.
